A local dojo with a fixed weekly rhythm

We have been teaching Kyokushin Karate in Berlin since 2019. Adults train in Schöneberg, children and teenagers in Steglitz. Sensei Son Le leads the dojo, supported by the instructor team.

Our offering brings people to training regularly. For a new space, good accessibility, suitable rooms and costs that the operation can permanently sustain are what count.

What is decisive for renting

A suitable usage concept needs reliable conditions. We discuss these four points based on your property.

01

Economic viability

Total rent, service charges, deposit and fit-out must suit ongoing training operations. The sustainable rent budget is checked for the specific property.

02

Term & Contract partners

We are looking for a long-term perspective. The term, options and the specific contract partner will be agreed upon before a commitment is made.

03

Usage & Neighborhood

Training noise, sound transmission, ventilation, sanitary areas and permitted usage must suit the property.

04

Fit-out & Access

Flooring, storage of equipment, changing rooms, access outside of shop hours and the distribution of renovation costs must be clarified early on.

Everyday use

Regular training, manageable operation

Fixed courses create recurring visits. A dojo can supplement the mix of uses in a neighborhood or center. Whether this leads to additional shopping or restaurant visits depends on the location and opening hours.

Trial offers and demonstrations are possible upon request. Scope, staff and dates are planned individually.

  • Coordination of contract partner, term and usage times

Current operating figures and financial evidence will be discussed on an object-related basis. A rental commitment requires the inspection of the space and its conditions.
